Sensitive engineering for a historic conversion with luxury new builds

The De Rougemont Manor project in Brentwood presented a unique and multifaceted engineering challenge, involving the careful and sensitive conversion of a historic hotel building into high-end residential apartments. The brief additionally included the development of 21 new luxury houses on the wider estate, which featured a large, steeply sloping topography. This demanded a nuanced approach, balancing the preservation of heritage character with the requirements of modern construction and complex site logistics.

KODA was appointed to deliver integrated civil and structural engineering services. Our civil engineering team undertook a detailed analysis of the challenging site levels. Their innovative solution focused on optimising the topography to simplify the on-site road layout, improve accessibility, and create harmonious and practical interactions between the new build plots and the existing manor house, all while aiming to minimise extensive and costly earthworks.

Concurrently, our structural engineering team worked diligently on the historic hotel conversion to understand the existing structure, developing solutions that would facilitate the proposed change of use and support the architect's design intent without compromising the building's unique heritage features.
