Scaling confectionery production with a major Phase 2 expansion

Confectionery manufacturer Swizzels is expanding its Middlewich operations as part of a multi‑phase programme to grow production capacity beyond the company’s existing New Mills site. Phase 2 delivers a substantial 155,000 sq ft extension dedicated to producing the popular Squashies sweets line. The new building is functionally split approximately two‑thirds production and one‑third warehousing to support efficient end‑to‑end manufacturing and logistics.

Solution and Approach

KODA is providing civil and structural engineering for Phase 2, developing robust, buildable solutions tailored to the operational demands of food‑grade production. Structurally, the facility is designed for clear internal spans, process loads, and service integration, with careful coordination of plant support, penetrations, and hygiene‑led detailing. The warehousing element is optimised for racking layouts, MHE movement, and future adaptability.

On the civil side, we are refining site levels and pavement design for HGV circulation and yard durability, coordinating drainage and attenuation to suit phased development and regulatory requirements. Our approach emphasises efficient foundations aligned to ground conditions, construction sequencing that interfaces cleanly with existing Phase 1 works, and provisions for future Phase 3 tie‑ins to minimise downtime and rework.

Outcome and Impact

KODA’s integrated civil and structural design underpins a high‑performance manufacturing environment that supports Swizzels’ growth strategy. The Phase 2 expansion enhances production throughput and logistics efficiency while maintaining strict food‑grade standards. With a buildable, resilient design now on site and completion due in Autumn 2026, the project sets a strong foundation for the final phase of the Middlewich development.
